We coordinated with the builder for a 5-day install that landed two days ahead of the substantial-completion target.

24-gauge is the heaviest gauge commonly used in residential — twice as resistant to denting as 26-ga. Galvalume is the aluminum-zinc coating that resists rust and rates 40+ year life. Charcoal Gray was the architect's spec to read 'dark farmhouse' on the south elevation.

Builder coordination + scaffolding

Coordinated start date with the builder's substantial-completion target. Scaffolding set on the rear two-story face the day before install.

Day 1

Underlayment + I&W shield, main mass

Full synthetic underlayment over the entire mass. I&W shield in valleys, at eaves, and around all penetrations including the chimney chase.

Day 2–3

Standing-seam panel install

Custom-cut panels run-to-length from the truck. Concealed clips set every 18" up the slope. Snap-lock seams engaged by hand — no crimping tool, no exposed fasteners.

Day 4

Asphalt porch + transitions

Wrapped front porch installed in Landmark Pro Charcoal Gray. Metal-to-asphalt transition flashing set with double I&W shield overlap (this is the leak point on most mixed-material roofs).

Day 5

Final flashings + walk + builder handoff

Ridge cap, hip cap, chimney counter-flashing. Magnetic sweep, scaffolding removed. Builder substantial-completion walk; signed off, no punch-list items.
